Required Documents

The exact document set depends on the route your case takes. This page lists what each case type usually needs. Your confirmed list is given to you free at intake — you do not pay to find out what you need.

What every case needs

  • The title deed — a copy, or the deed number and year of issue.
  • Owner identification — Emirates ID (both sides) or passport, valid and not expired.
  • Property details — community, building or project name, and unit number.
  • Your contact details — a working mobile number and email address.

Checks and verifications

For deed verificationlandlord ownership checksrent payment safety checks and property status checks:

  • The document you were given — the title deed copy, the listing, the contract or the screenshot, whatever you actually have.
  • The name being presented to you as the owner or the authorised party.
  • The property or unit being referred to.
  • Any agency, brokerage or POA documents you were shown.

You do not need to be the owner to run a check. That is the point of one.

Deed amendments and record corrections

For a title deed update or a property details correction:

  • The current title deed.
  • Owner identification, current and valid.
  • The official document that evidences the change — for example a new passport showing a changed name, a marriage or name-change certificate, or the corrected ICP / Emirates ID record.
  • For a property-detail correction: the affected supporting document — the affection plan, the developer’s documentation, or the building completion certificate, depending on which field is wrong.
  • Where the change originated with a third party, that party’s written confirmation or NOC.

A change of owner is not an amendment. If a person is being added to or removed from the deed, that is a transfer or a gift, not a correction — see amendment or transfer?

Sizing adjustment

For a sizing adjustment (a recorded area that does not match the built area):

  • The current title deed showing the recorded area.
  • The building permit and the completion certificate.
  • The developer’s NOC, where the property is in a developer-managed community.
  • A survey, where the discrepancy has to be independently measured — we can arrange this as a paid add-on.
  • The approved plans, where these exist.

Lost, damaged or electronic deeds

For a lost title deed replacement or an electronic title deed reissue:

  • Owner identification, current and valid.
  • The deed number and year, if you have them — if you do not, we can help locate the record.
  • A declaration of loss, in the form the Dubai Land Department requires.
  • The damaged deed itself, where it is damaged rather than lost.

Oqood to title deed

For an Oqood conversion:

  • The Oqood / initial registration certificate.
  • The sale and purchase agreement (SPA).
  • Payment receipts and the developer’s statement of account.
  • The handover notice or handover certificate.
  • The developer’s NOC.
  • Owner identification.

Mortgage and lien cases

For a mortgage or lien release or a sale of a mortgaged property:

  • The current title deed showing the mortgage entry.
  • The lender’s details and your loan account reference.
  • The final settlement or liability letter from the bank.
  • The bank’s clearance letter and release documentation — this is issued to you by your bank; we cannot request it on your behalf, and your bank does not charge you for it.
  • Owner identification.

Evidence of ownership

For an official ownership letter, a proof-of-ownership pack or a Golden Visa title deed check:

  • The current title deed.
  • Owner identification.
  • The name and requirements of the party asking for the evidence — a bank, an embassy, an employer, ICP, or a court. What they will accept dictates what we produce.

Company-owned property

For a company-owned property record check:

  • The trade licence, valid and current.
  • The certificate of incorporation and the memorandum or articles of association.
  • The register of shareholders, or an incumbency certificate.
  • Identification for the authorised signatory, plus the board resolution or POA authorising them to act.
  • For an offshore or foreign-registered company: the corporate documents legalised through the UAE embassy chain, attested by MOFA, and translated into Arabic by a legal translator. This is where most company cases stall.

Inheritance and succession

For an inheritance title transfer triage:

  • The death certificate.
  • The succession certificate, the court order or the will — whichever applies to the estate.
  • The title deed.
  • Identification for the heirs.
  • Where any document originates outside the UAE: legalisation, MOFA attestation and Arabic translation.

POA-supported cases

For a POA-supported case:

  • A power of attorney that is specific to the transaction — a general POA is frequently rejected for property matters.
  • Notarisation, and where the POA is executed abroad, legalisation, MOFA attestation and certified Arabic translation.
  • Identification for both the grantor and the attorney.
  • The original POA, presented at the counter.

Documents issued outside the UAE

Any foreign-issued document used in a Dubai property matter generally needs to be legalised in the country of issue, attested by the UAE Ministry of Foreign Affairs, and translated into Arabic by a legally certified translator. Attestation requirements change and vary by country. We confirm the current requirement for your specific document at intake rather than relying on a generic list.

Before you pay

Expired identification, a name spelled differently across two documents, an unattested foreign certificate, or a missing NOC will stop a Dubai property application. Every one of those is avoidable and every one of them is checked before your file is submitted.
