These terms govern your use of titledeed.ae and the services provided through it. By using this website or engaging our services, you agree to them.
titledeed.ae is operated by Cendale Documents Clearing Services FZCO, a company licensed in Dubai, United Arab Emirates (Trade Licence 78065). In these terms, “we”, “us” and “our” refer to Cendale Documents Clearing Services FZCO. “You” refers to the person or entity using the website or engaging our services.
We provide an independent document-review and case-preparation service in relation to Dubai property records and title deeds. Our work consists of reviewing the documents you provide, identifying the applicable route, preparing and completing the applicable forms and files, and submitting or routing them through the relevant process.
We are not a government body, a law firm or a real-estate brokerage. We do not issue title deeds, we do not determine applications, and we do not exercise any authority over the property record. The Dubai Land Department, Dubai Municipality and the registration trustee centres are the authoritative bodies and make all final decisions.
Nothing on this website or in our correspondence constitutes legal advice, tax advice, immigration advice or investment advice.
You must be at least 18 years old and legally able to enter into a contract. You must have the right to instruct us in relation to the property or document concerned, whether as the owner, an authorised signatory, or an attorney under a valid power of attorney.
You are responsible for the accuracy, completeness and authenticity of everything you give us. We review documents for consistency and for compliance with the applicable requirements. We do not, and cannot, guarantee that a document you supply is genuine, and we are not liable for the consequences of information or documents that turn out to be false, forged, altered or incomplete.
Our service fee for each service is fixed and shown on the relevant service page, and is confirmed to you before you pay.
Government, municipality, registration trustee, surveyor and translation fees are separate from our service fee. They are set by the relevant authority or third party, not by us, and are passed on to you at cost. Where such fees apply, we tell you before they are incurred. They may change without notice to us.
All fees exclude 5% VAT, which is added where applicable.
Payment of our service fee opens your case. We do not begin substantive work until payment is received and your documents are provided.
Any timeline we give you is an estimate based on ordinary processing. It is not a guarantee. Processing times are controlled by the relevant authority and can be affected by system outages, holidays, inspections, additional document requests, or the specific facts of your case.
We do not have privileged access to any government system, and we cannot expedite an authority’s decision.
Refunds are governed by our Refund Policy, which forms part of these terms. In summary: government and third-party fees are not refundable once paid to the authority; our service fee is refundable if you cancel before we begin work, or if we are unable to complete the service through our own fault.
You may not use this website to submit false information, to impersonate another person, to attempt to gain unauthorised access to any system, or for any unlawful purpose. We may suspend or decline service where we reasonably believe a case involves fraud, misrepresentation, or a document that is not authentic.
The content, structure, design and materials on this website are owned by Cendale Documents Clearing Services FZCO and may not be copied, republished or used commercially without our written permission.
To the maximum extent permitted by law, our total liability arising out of or in connection with the services is limited to the amount of the service fee you actually paid us for the case concerned.
We are not liable for: the decisions or processing times of any government authority; losses arising from documents or information you provided that were inaccurate, incomplete or not authentic; losses arising from your decision to proceed with, or not proceed with, any property transaction; or indirect or consequential loss, including loss of profit, loss of opportunity or loss of a transaction.
Nothing in these terms excludes liability that cannot be excluded under UAE law.
We are not liable for any delay or failure to perform caused by events outside our reasonable control, including changes in law or regulation, government system downtime, authority closures, natural events, or interruption of telecommunications or payment infrastructure.
These terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai. The courts of Dubai have exclusive jurisdiction over any dispute arising from them.
We may update these terms from time to time. The version published on this page at the time you engage us is the version that applies to your case. The “last updated” date at the top of this page shows when it was last revised.
