Scope & Responsibilities

This page states plainly what we do, what we do not do, and where the boundary sits between our work and the authority’s. If you read one page before engaging us, read this one.

What we do

  • Review documents. We check the documents you hold against the requirements of the specific route your case takes — identifying what is missing, expired, mismatched, unattested or in the wrong format.
  • Check the record. We check what the official record says about a property, an owner or a status, and report it back to you.
  • Route the case. We identify which case type you are actually in and which authority process applies — Dubai Land Department, Dubai Municipality, a registration trustee, or another Cendale desk.
  • Prepare and submit the file. We complete the applicable forms, assemble the file and route it through the correct process.

What we do not do

  • We do not issue title deeds. Title deeds are issued by the Dubai Land Department. We cannot issue, alter or annotate one.
  • We do not decide applications. Approval, rejection and processing time sit with the authority. We have no influence over any of them.
  • We do not execute property transfers. A transfer of ownership — including a gift — is executed at a registration trustee, and is handled by conveyance.ae or giftingproperty.ae, not here.
  • We do not give legal, tax or immigration advice. Where your matter needs that, we tell you and we do not pretend otherwise.
  • We do not have special access. We have no privileged channel into any government system, and we cannot expedite anything.
  • We do not guarantee outcomes. Anyone who does is not being straight with you.

Where the authority sits

The Dubai Land Department holds and maintains the official ownership record, issues title deeds, and registers transfers, mortgages and amendments. Dubai Municipality is authoritative on planning, permits, completion and physical property records. The registration trustee centres execute registrable transactions in person.

Anything we produce — a check, a report, a readiness assessment, a prepared file — is our review of the information available to us at that time. Where our output and the official record differ, the official record governs.

Explaining a process is not claiming to control it

Throughout this site we explain how Dubai title-deed processes work: what a route requires, what an authority will look for, what usually causes a rejection. That is explanation, not a claim of authority and not a promise of a result. We are describing a process that belongs to the government, not one that belongs to us.

What is free, and what is not

  • Case routing is always free. Telling you which case you are in, which route applies, and what documents that route needs — that costs you nothing, and it never will.
  • Where a step is free elsewhere, we say so. If the Dubai Land Department, a trustee centre or your own bank provides something at no charge, we tell you that rather than selling it to you.
  • Where you do not need us, we say so. If your case can be handled in one visit, or with a document you already have, we will tell you and you will pay us nothing.
  • Our service fee is fixed and disclosed before payment. Government, municipality, trustee, surveyor and translation fees are separate, at cost, and shown before they are incurred. All fees exclude 5% VAT.

Your responsibilities

  • Give us accurate, complete and authentic documents. Our review cannot make a false document true.
  • Tell us if the facts change — a sale, a death, a mortgage, a court order, a change of address.
  • Attend in person where the route requires it, or put a valid power of attorney in place.
  • Respond to document requests. A case that stalls waiting on a missing paper is the most common delay we see.

In-person attendance

Checks, verifications and record reviews are fully remote. Changes to the official record generally require the owner to attend a Dubai Land Department office or a registration trustee centre with original identification. Where you cannot attend, a transaction-specific power of attorney can be used — see POA-supported cases and poas.ae.

Liability

Our liability is limited as set out in our Terms of Service. In short: we stand behind our own work, and we are not liable for the authority’s decisions, for documents you gave us that were not what they appeared to be, or for commercial decisions you took on the strength of a check.

If we get it wrong

If we make an error in reviewing or preparing your case, we correct it at our cost and, where the service fee is affected, we refund it — see the Refund Policy. Write to [email protected] with your case reference.
