Every case on titledeed.ae runs the same way. You find out what your case actually is before you pay, the fee is fixed and confirmed in writing, and we prepare the file so the official route runs cleanly the first time.
1. Tell us what you have. Start with the Free Case Finder or pick the service you already know you need. The Case Finder asks a short set of questions about your property, your document and what you are trying to achieve.
2. We route your case — free. We tell you which case type you are actually in, which route applies (Dubai Land Department, Dubai Municipality, a registration trustee, or a different Cendale desk), and exactly which documents that route needs. If the correct answer is that you do not need us, we say so.
3. You get a fixed fee, in writing. Our service fee is fixed and confirmed before you pay anything. Government, municipality, trustee and surveyor fees are separate, passed on at cost, and shown to you before they are incurred.
4. You pay and open your case. Payment opens the case and gives you a case reference. Nothing is submitted anywhere until your file is complete and you have confirmed it.
5. You upload your documents. You upload from your phone or laptop. We review every document against the requirements of the specific route your case is taking, and tell you if anything is missing, expired, mismatched or in the wrong format — before it reaches a counter.
6. We prepare and route the submission. We prepare the file, complete the applicable forms, and route it through the correct process. You are told what happens next, what you personally need to attend (if anything), and what the authority will issue.
Most title-deed problems in Dubai are not the problem people think they are. A name that does not match is sometimes an amendment and sometimes a transfer. A gift between family members is not a correction. An Oqood is not a title deed. A listing permit is not proof of ownership.
Getting that wrong costs you a wasted trip, a rejected application, and often a non-refundable government fee. Routing is the part we do first, and it is the part we do for free.
Case routing is always free. We will tell you what your case is, which route it takes and what it needs, before you pay us anything. Where a step is free at the Dubai Land Department, at a trustee centre or at your bank, we tell you that too.
Many of our services — checks, verifications, record reviews and readiness work — are fully remote. You never leave your desk.
Cases that change the official record (a deed amendment, a transfer, a mortgage release, a replacement deed) generally require the owner to attend a Dubai Land Department office or a registration trustee centre in person, with an original Emirates ID or passport. Where you cannot attend, a properly drafted power of attorney can be used instead — we support that route through POA-supported cases and poas.ae.
titledeed.ae is an independent document-review and case-preparation service operated by Cendale Documents Clearing Services FZCO. We are not a government body, we are not a law firm and we are not a real-estate brokerage.
We do not issue title deeds and we do not decide applications. The Dubai Land Department, Dubai Municipality and the registration trustee centres are the authoritative sources for the property record, and they make the final decision on every application. How long does a case take? It depends entirely on the route. Remote checks are usually returned within one to three working days. Record changes depend on the authority’s own processing time, which we cannot control or accelerate. We give you a realistic estimate at intake and we do not promise a date we do not control.
Do you guarantee the outcome? No, and neither can anyone else. The authority decides. What we do is remove the avoidable reasons an application gets rejected.
Can you do this if I am outside the UAE? Often, yes. Checks and reviews are fully remote. Record changes need either your attendance or a power of attorney. Tell us where you are at intake and we will route accordingly.
