To verify a Dubai title deed, open DLD’s Verify Title Deed service. Take the deed number and year from the certificate and choose the property type. Select the owner-and-property option if you also want to compare the owner name.
Find the number labelled for the deed or certificate and the issue year on the copy you received. Layouts vary. DLD asks for the document number and year separately. A plot number, unit number, municipality number or project reference identifies something else. If the label is unreadable, ask the owner for a legible copy before retrying.

Have the document you are checking available privately. The official form asks for the deed identifier, its year and a property category. When validating the owner together with the property, it also asks for the owner’s name. Follow the form’s current field labels and verification prompt. You do not need to upload those details to this website to use the official service.
The DLD interface distinguishes a property-only check from an owner-and-property check. Choose the option that answers your question and provide the requested details. Do not treat a result for one option as proof that every ownership or transaction question has been resolved.
Read the exact response shown by DLD for the information submitted. A matching certificate is useful evidence for the document check. It does not, by itself, settle authority to act, payment instructions, the full bank or restriction position, or whether the property is ready for your particular transaction.
First compare the entered identifier, year, category and owner spelling with the document. Use DLD’s current support route for an unresolved official-record question. Keep screenshots and documents private. Avoid sending money because a screenshot looks convincing or because a third party says a mismatch is harmless.

A missing copy is a retrieval question. A correction concerns existing registered details. Adding or removing an owner or changing shares needs a transfer assessment. Use the appropriate route below so you do not order a document check for a different job.
DLD offers a property-only option and an owner-and-property option. For the second, enter the owner name from the document together with the deed number, year and property type. If the result differs, recheck what you entered and ask the owner or authorised representative for the current document through a private channel. An address, a QR image or a listing alone does not establish who can sign or receive payment.
Suppose the owner named on a deed is A and a manager B sends the payment instructions. The deed check addresses the owner and property details you entered. Ask A or the authorised organisation, using contact details obtained independently of the payment message, to confirm B’s role, the payee and the purpose. If any link remains unclear, pause the payment and request written confirmation. This is an illustrative case, with no personal data.
For a document check, record the official route, date, validation option and the result you actually saw. For a bank or other recipient, first ask whether it wants a copy of the deed, an official ownership statement or a detailed report about one property. Record the recipient’s reply before choosing a service.
