The bank issues the discharge and DLD registers the release — neither step is performed by titledeed.ae.

Official route

Some removals are free at the bank.

Straightforward removals are filed by the bank through DLD’s online system — if that’s your case we’ll tell you, and you won’t pay us. Our work applies where it must run through a trustee centre.

The bank’s clearance letter is issued by the lender, which decides whether and how an authorised representative may request it; we confirm the lender’s requirement and prepare everything around it. Where a trustee route applies (a sale, an Oqood, a portfolio mortgage or a lien file) we prepare the submission and can attend under POA. In-person attendance with original ID may be required at DLD/trustee steps. All fees exclude 5% VAT. Government fees at cost.

The bank still shows on my deed after I paid — how do I remove it?

We confirm what still shows on the register, specify exactly what your bank must issue, and identify the correct removal channel.

Sometimes — straightforward removals are filed by the bank itself through DLD’s online system. If that’s your case we’ll tell you and you won’t need to pay us.

That depends on the lender: the bank decides whether and how an authorised representative may request the clearance letter, and some lenders require the borrower to ask. We confirm your lender’s requirement, prepare everything around the letter and can attend the trustee step under POA.
