An owner retrieving an issued electronic title deed can use DLD’s Dubai REST guidance. If the record or PDF is missing, identify which of the situations below applies before asking for a reissue or paying for help.
Start with DLD’s electronic-deed guide and use the appropriate authorised owner account. If you can see the property and the deed, save the issued copy privately. A verification result serves a different request. If access or issue status is unclear, describe the exact problem to DLD or the submitter through an official channel.
| What you have | What to check next |
|---|---|
| A property in the account but no downloadable deed | Record what the account shows. Ask about issue status using the transaction reference. |
| Only an Oqood or initial-registration record | Ask the developer or filing channel whether final registration and deed issuance have occurred. |
| A copy from an owner, but no access to that owner’s account | Use DLD’s verification form to check the fields on the supplied document. Request the issued PDF from the owner or authorised representative. |
| A requirement for a recent bank document | Confirm whether the bank wants the deed, an ownership certificate or another dated record. |

DLD’s published electronic-deed guide describes signing in to Dubai REST, choosing the property and opening its electronic deed from the property services menu. Follow the current app labels if the interface differs. The official guide linked below contains older interface illustrations; it is a reference for the route, not a promise that every screen is unchanged.
Use your own authorised account or the official route available to your representative. Do not share passwords or one-time codes with this website. A person’s possession of an old deed copy does not automatically establish their authority to obtain or use every current record.
Check that you are using the right account and official property record. If a transfer has recently completed, ask the responsible registration channel about the resulting document. If you only have an off-plan registration, first establish whether a final title deed has been issued. We can help identify the responsible party and the next enquiry.
These are different situations. An available electronic copy may answer a document request; it does not replace an unfinished ownership transfer or correct a record. Do not assume every request requires the same police report, declaration or waiting period. Confirm the relevant official service for your circumstances.
Describe whether the issue is access, a missing property, a completed transaction or a mismatch. Our assisted retrieval service states the available professional support and the separate official charges before you order. Documents are requested privately after the case has been identified.
If you hold a readable certificate and need to check it, DLD’s verification form has its own fields for the deed and, when selected, the owner. If you instead need a new copy from your account, follow DLD’s current electronic deed guidance or contact its support channel about access. A validation screen and a newly retrieved document meet different requests.
