Plain answer

How do I check property status in Dubai?

Decide what the word “status” refers to before entering any information. A developer project can be progressing while a particular owner’s document or application needs a separate check. Keep the official reference, the date of the result and the question you asked.

Official route

DLD's register is the source of truth.

We review the records and documents available to us, identify inconsistencies and outstanding questions, and explain what requires confirmation with the relevant authority or lender.

Preparation and review are handled remotely. The official submission step for this service may require attendance, original documents or a valid power of attorney — this is confirmed for your case before you pay. All fees exclude 5% VAT. This is an independent document review, not an official DLD verification — final authenticity is confirmed through DLD’s own systems. Attestations and translations at cost.

Choose the review for the decision

What are you trying to do with the property?

Tell us the intended next step so the review can focus on the questions that matter to your file.

Before a purchase or payment

Identify the ownership information you need checked, the documents you have and any difference that needs an explanation.

Before a sale or transfer

Explain the intended transaction and any known mortgage, restriction or missing record. We can then confirm what the review can address.

After a record change

Show the change you expected and the record you can currently see. Keep the application or supporting confirmation with it.

Read the findings in three parts

  1. Checked: the sources and information actually reviewed.
  2. Needs attention: differences or questions identified from that material.
  3. Still outstanding: information or confirmation needed from another party.

A status review is scoped around available information. Where an answer needs a bank, developer, court or authority, that dependency should be visible in your next-step plan.

FAQ

Plain answers before you start.

Can I check any property's status?

No. This is for owners only — we need your ID and a deed in your name, or verifiable written authorisation. We don’t run checks on properties you’re not connected to.

Your property’s current register entry: ownership, encumbrances, mortgage line and restrictions.

Yes — a deed in your name or verifiable written authorisation, so the check stays within the owner’s own records.
