The single most expensive mistake we see in Dubai is a gift transfer filed as a deed amendment. Adding a spouse or a child to a title deed feels like a correction. It is not — it is a transfer of ownership, and it goes through a completely different route. Filed the wrong way it is rejected, and the government fee does not come back.
Same story with an Oqood mistaken for a title deed, a listing permit mistaken for proof of ownership, or a mortgage that was settled with the bank but never cleared from the record. In every one of those cases the person did not need a better service. They needed a correct diagnosis, and nobody gave them one.
